Every year, thousands of investors, founders, and skilled professionals in the UAE ask the same question: is my visa really tied to my job, or can I build something more permanent here? The Golden visa is the UAE’s answer. It’s a long-term residence visa, not a work permit, and it changes the calculation for anyone planning to stay, invest, or grow a business in the country for the next five to ten years.

Bottom LineHere’s what’s actually at stake. A standard UAE residence visa is tied to an employer or a national sponsor – lose the job, and the visa clock starts running out. The Golden visa removes that dependency entirely. Holders are self-sponsored, can stay outside the UAE beyond the usual six-month limit without losing residency, and can sponsor a spouse and children under their own visa.
This matters most for three groups: business owners who’ve built up equity in UAE property or a company, professionals in specialised fields like medicine, engineering, or science, and outstanding students graduating from UAE universities. There’s no single deadline to hit – applications are open year-round through the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP), or through GDRFA for Dubai-based applicants. The visa applies across all seven emirates, though Abu Dhabi and Dubai run their own additional service channels alongside the federal process.

For the real estate route specifically – the one most business owners ask about – the property doesn’t have to be owned outright. In Dubai, it can carry a mortgage from a UAE-licensed bank, as long as it is backed by a bank no-objection letter. It also has to sit in the applicant’s name, not a company’s. For the investor route through capital or a business, the money has to be genuinely owned, not borrowed, and traceable through a bank or Land Department letter.
Specialised talent is the broadest category on paper but the strictest in practice. A doctor needs sign-off from the Ministry of Health and Prevention. A scientist needs a recommendation from the UAE Council for Scientists. An executive director needs five years of experience, an active employment contract, and a salary certificate of no less than AED 50,000. The paperwork is category-specific, and ICP will not substitute one supporting document for another.
Once approved, the process itself is straightforward: applicants outside the UAE get a six-month multiple-entry permit to complete the move, then convert that into a full residence visa and Emirates ID once inside the country. There’s no in-country sponsor to arrange, and no employer letter to chase.
The Golden visa framework sits under the UAE’s Federal Decree-Law on Entry and Residence of Foreigners, with the Cabinet’s Executive Regulations setting out category-by-category conditions. ICP is the implementing authority at the federal level, with GDRFA Dubai and the Abu Dhabi Residents Office running parallel service channels for their emirates. Both the UAE Government Portal and ICP publish the eligibility table above as the current, official position – there’s no separate “old” or “new” version business owners need to reconcile.
